minutes of the meeting

 

1.       Call to Order       

Tim Isle, President of the Huntington Woods Homeowners Association, opened the meeting at 10:00 am.

All current board members as well as 12 homeowners attended the meeting.

Tim Isle introduced the guest speaker Glenn Davis.

2.       Introduction to Glenn Davis

Glenn Davis, Trinity Community Relations Manager addressed the meeting. This newly created role involves liaison between Trinity and the communities involved in the class action settlement. Glenn will be talking to media, realtors and homeowners to portray a positive image of the remediation program and amongst other things address concerns about the real estate value. 3.       Summary of Financial Performance / Budget      

Mike Latz, Treasurer of the Huntington Woods Homeowners Association, presented year-to-date financial statement.

Assets as of September 30, 2004:

                  Checking Account                     23,969.43

                  Reserves Account                       2,595.57

                  Total Checking / Reserves         26,565.00

Tim Isle pointed out the big turnaround from a loss of $3,561 in 2002 to net earnings of $5,595.20 (YTD September) and total available assets of almost $24,000 thanks to the actions of the board and in particular the efforts of the previous treasurer and board member Chris Caniff.

Mike Latz alluded to the issue of non-payment of association fees. Several homeowners are overdue with their payments. Final reminder letters will be going out within the next 30 days, and if unsuccessful appropriate steps as per the Declaration of Covenants and Restrictions will be taken.  

 

4.       Old Business

·         Speed Limit Signage / Street Signs

Mike Latz presented a map of the neighborhood (see attachment) showing the placement of the new street name and traffic signs. An order for the signs has been placed. Upon arrival the board members plus volunteers will do the installation of the signs as weather allows.                                  

·         Open HOA Board positions – call for volunteers

Tim Isle asked the present association members for volunteers to join the board. Tim also stated that he would resign as the president of the HOA board at the end of this year.

No volunteers stepped forward during the meeting.

5.       New Business

·         Discussion regarding utilization of current funds – Presentation of potential landscape improvements

Lisa Tabor presented ideas for improvements to the landscaping within the Huntington Woods subdivision. Dave Altum drew up some initial plans. Lisa also contacted another landscape designer who is currently working in the Spring Knoll subdivision. This designer would offer trees planted and warranted to the association for the normal pick-up price. This offer would also be available to individual homeowners.

The board anticipates spending up to $15,000 of the available funds on the landscape improvements. A special vote will be required to authorize this expenditure. Volunteers are invited to participate in the design of the landscape plan and the prioritization of the planting. Overall the feedback at the meeting was very positive.

6.       Other Business                                                          

Comments / suggestion from homeowners:

The board should push Trinity / Beazer to resurface the roads in the neighborhood once the remediation process has been completed. A lot of damage to the roadways is already done by heavy construction equipment.

A suggestion was made to approach the town of Zionsville for possible contribution to the landscape improvements (public roads).

A suggestion was made to ask Trinity / Beazer for contribution for the proposed landscape improvements. Holger Tank informed the meeting that a letter has been sent to Trinity asking for a contribution towards purchasing the new street signs. No response has been received yet.  

7.       Tim Isle closed the meeting at 11:05 am.                                                                 

 

After the meeting had closed Diego Fonseca volunteered to join the HOA board as a new board member. One additional board position is still open.
