Huntington Woods Homeowners Association Annual Meeting

9:00 – 10:30 a.m.

1.      Call to Order     

Tom Meade, President of the Huntington Woods Homeowners Association, opened the meeting at 9:00 am with an introduction of the board members present and the homeowners present.

2.      Update on class action progress

Richard Shevitz (class action counsel, Cohen & Malad, LLP) canceled his meeting attendance at short notice. The board will attempt to set up a special homeowners meeting with Mr. Shevitz.

Tom Meade and Lisa Tabor provided an update on the recent meeting with Glenn Davis, Trinity Community Relations Manager. Glenn Davis can be contacted for any non-construction related remediation issues (Phone: 317 805-4662, Email: gldavis@trinhomes.com).

Priority for remediation will be given to 21 Trinity communities with less than 12 homes requiring remediation. Approximately 40 homes are left in Huntington Woods that require assessment or remediation. It is unlikely that any homes in this neighborhood will be started until mid to late 2006.

3.      Summary of Financial Performance / Budget     

Mike Latz, Treasurer of the Huntington Woods Homeowners Association provided the financial statement:

                                          Reserves Account                   $2,624.96

                                          Total Current Assets $31,860.99

Net Income as of August 31, 2005:       $4,843.71

4.      Old Business

Speed Limit / Street Signs were purchased and installed by the Huntington Woods Homeowners Association Board of Directors. Special thanks to Mike Latz for ordering the signs, Tim Isle for providing the equipment to install the signs, and all board members helping with the installation.

The board thanked Trinity Homes for a contribution of $2,000 towards the purchase of the street signs. Total cost for the street signs was $5,610 (- $2,000 from Trinity).

Lisa Tabor presented a proposal for an extensive, 3-phase landscape improvement plan for the Huntington Woods neighborhood. A copy of the presentation will be posted on the Huntington Woods website.

The three phases of the improvement plan are:

Phase I 

Upgrading the swales on north and south side of neighborhood. Upgrade existing divider island at entryway to neighborhood. Include hardscape and benches

Phase 2

Embellish existing plantings in the front of neighborhood between fence line and sidewalk. Incorporate a sitting area with hardscape and benches

Phase 3

Line the residential streets with trees

As outlined in the meeting notice a vote was held to approve spending of a maximum amount of $19,000 for Phase I landscape improvements to allow planting in fall 2005. Ballots were handed out to homeowners in attendance, with one ballot per lot. A total of 20 ballots were received:

Approve:  19        Reject:    1

Phase I of the landscape improvement plan was approved.

5.      New Business / Other Topics

Lisa asked for volunteers to welcome new neighbors and organize social event. Volunteers can contact any board member.

Question regarding painting of mailboxes: Maintenance of mailboxes is homeowner’s responsibility. Paint needs to match existing paint.

Household hazardous waste (paints etc.) can be taken to the Trader's Point collection site, 7400 N. Lafayette Rd. every second Saturday.
