Huntington Woods Homeowners Association Board of Directors Meeting

The next board meeting is scheduled for Sunday, September 28th at 5 p.m. at the Isle Residence, 1192 Huntington Woods Point.

The Annual Huntington Woods Home Owners Association Meeting is scheduled for Saturday, October 4th, at 10:00 am in the Community Room of the Zionsville Police Station.

A.     Ongoing business

 

Mold Issue:

Steve Freeland, president of the Brittany Chase Homeowners Association, and a fellow Brittany Chase HOA member visited to provide an update on the mold issue. The Brittany Chase HOAB has set up a small team to negotiate with Trinity and come up with a plan to rectify the mold issue. Initially Trinity fixed the problem by removing the existing brick and re-bricking the house correctly. Later Trinity changed its strategy and employed a company from Boston who used a bio enzyme to eliminate the existing mold, followed by filling the gap between the brick and the house wall with a water repellant foam and finally sealing the outside of the brick with a silicone based water resistant coating. However, this treatment will only work if there is the required gap between the house wall and the brick. Any mortar that is obstructing the gap will act as moisture bridge, which can still cause mold growth. Because it is unproven that this treatment rectifies the problem it has now been put on hold. The HOAB has put together a plan on how they believe the issue should be addressed, but is holding off presenting it to Trinity until Trinity has presented their new solution. At the same time, two individual lawsuits have been filed, one against Trinity and one against Trinity and Beazer Homes, the new owner of Trinity. The individual lawsuits are scheduled to be rolled into a class action lawsuit. A decision by the district court is scheduled for November 12th. It seems unlikely that Trinity will undertake any home repairs until a decision on the class action has been made.


Overdue Membership Fees:

Two homeowners have now paid their overdue homeowner’s association. One homeowner is still overdue with payments.

Road Signs:

Quotations for road signs have been received. The matter will be discussed at the annual meeting.

Landscaping:

A quotation to replace two trees along Ford Road has been received. The price quoted for removing the existing tree stumps and planting two 2” Red Maples is $800.

Irrigation System:

The town of Zionsville recommended holding off with putting in an irrigation system along Ford Road because of sewer work to be done in this area. Quotations have been received and will be reviewed at the annual meeting.

Covenants:

No update.

 

Neighborhood Picnic:

The neighborhood picnic has been rescheduled to take place October 4th, starting at 3 pm.

 

Homeowners Association Annual Meeeting:

The board will meet on September 28th to review the agenda items. Meeting should start off with a “state-of-the-state” address highlighting the achievements of the board since the beginning of the term.
